Your First Steps

Your first step to buying a home is to ask yourself, "Why do I want to buy a home?" Is it to stop paying rent? Or to start building equity? Is it to have a place of my own? To raise a family? To entertain business associates? Or to upsize to a bigger house?


Next, list what kind of home you'd like and where you would like to be. Be specific. Separate the "must haves" from the "want to haves." Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighbourhood, country); community (north, south, east, or west side); neighbourhood (older and settled, or sparkling new); a particular school zone; recreational facilities; and any other community services (such as transportation, day care, library, stores, entertainment) that are important to you. Ask yourself how many minutes would you be willing to commute to work.


Think about home styles. How much space do you need? Does your situation require a one-level home or are stairs acceptable? Consider size and type of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.

Once you have addressed the above needs, your next step in the purchasing process is to get pre-qualified with a mortgage company. This can be done over the phone or even online in a matter of minutes. Get to know the Okanagan!

Peachland is a quaint & picturesque community of just over 5,000, located on Lake Okanagan. People visit from all over the Okanagan Valley to enjoy the pristine beaches, friendly cafes, lakeside dining and popular festivals throughout the year. The downtown core of Peachland is on Beach Avenue, right across from the beachfront and miles of lakeside walkways. Peachland's popular Swim Bay has the only lifeguard-attended beach in all of the Okanagan! All of your essentials can be found here—grocery shopping, doctors, pharmacy, dentists, post office, fine dining, an elementary school, community centre, 50+ centre, boat launch and marina. It's the perfect small town yet only 10 minutes drive from West Kelowna's shopping centres and amenities.


West Kelowna has been growing by leaps and bounds over the last few years. Virtually all amenities and many major box stores are now represented on the Westside, making the trip into Kelowna less of a necessity. With plenty of recreational facilities, beaches, a marina, 5 elementary schools, two middle schools, a high school, movie theatres, golf, wineries, fine dining, plus endless shopping, West Kelowna has become a small city of its own. The neighbourhoods of Glenrosa, Lakeview Heights, Smith Creek, Shannon Lake, and West Kelowna Estates make up the whole of West Kelowna.
